Owl Inspections is for both sides of a rental: property managers who walk units all week, and residents who need a dated record of the place they just moved into. Photograph the condition, add ratings and notes, then seal the report with your signature. The seal is a fingerprint printed on every page. Two copies with the same fingerprint are the same report. A later disagreement is not a memory contest. PROPERTY MANAGERS • Keep a portfolio of buildings and units in one place • Run move-in and move-out walkthroughs from a built-in checklist • Add custom areas and items when the template is not enough • Share a resident code so the tenant can join the same unit • Share a sealed report with that resident when you choose • Export a PDF plus a verification file for your file RESIDENTS • Photograph your home when you move in • Join a manager’s unit with a resident code, or enter your own address • Keep your own sealed copy, independent of theirs • Share it back with the manager when you choose EVERY REPORT • Photos are taken in the app, not from the camera roll, so capture time can be recorded • Location on a photo is optional • Sign to seal; open Verify later to check the file has not been altered • Built-in checklists for studio, 1-bedroom, 2-bedroom, house, and dorm A network connection is required. Reports and photos are stored in your account, not only on the phone. Owl Inspections is free, with no ads and no in-app purchases.
