THE PROPERTY PLANNING APP The driveway could run $5,000 — or $100,000 — depending on the route you design and the terrain. Most mapping apps stop at the property lines. SiteX helps you plan what happens inside them — before you buy or build. Search 161 million parcels nationwide, then place a home, plan access and utilities, and estimate site work where SiteX planning tools are available. Whether you are comparing land before an offer, planning property you already own, or helping a client evaluate a parcel, SiteX brings mapping, planning, and preliminary cost estimates together in one app. MAP AND RESEARCH PROPERTY • Search by address, parcel number, current location, or directly from the map • View property lines, parcel boundaries, acreage, ownership, zoning, flood data, tax details, and automated property alerts • Explore satellite, street, 3D, and topographic views • View 7.8 million mapped well records where available • Measure distances and areas, drop waypoints, attach files and photos, and save projects PLAN THE HOMESITE • Place, rotate, and adjust a home footprint on the parcel • Choose dimensions, orientation, and a foundation assumption • Review potential setback and zoning conflicts • Design a driveway route and evaluate access • Plan clearing, electric service, water or well, septic, and other utilities PLAN THE SITE WORK AND COSTS • Estimate grading, clearing, driveway, well, septic, and utility costs • Use SiteX’s proprietary grading engine and LiDAR-derived elevation data to model cut, fill, and preliminary earthwork quantities • Review terrain, slope, and distance calculations • See how placement and assumptions change quantities and cost • Compare layouts before committing to a plan SAVE, MARK, AND SHARE • Save projects, mark key property locations, and keep property notes in one place • Attach photos and files so the parcel, plan, and site assumptions stay together • Share project details with clients, builders, contractors, or family members BUILT FOR • Land buyers and future homeowners • Property owners planning a build • Real estate agents and land brokers • Custom home builders and contractors • Land investors and developers SiteX was built from real-world experience developing land, clearing and grading property, and building homes. It pairs the parcel-mapping tools people already use with planning and cost-screening tools designed for homesites and property planning. Don't just find the lot. Plan it. IMPORTANT LIMITATIONS SiteX provides conceptual planning and preliminary cost-screening information based on available data and the assumptions you select. Parcel boundaries are approximate and are not a legal survey. SiteX does not provide engineering or architectural designs, septic or soil evaluations, permit determinations, contractor bids, construction plans, or guarantees of final cost. Verify property conditions, boundaries, approvals, quantities, and costs with the appropriate agencies, utilities, licensed professionals, and contractors before purchase, design, permitting, financing, or construction. SiteX includes parcel coverage nationwide; data availability varies by county. Planning and site-cost tools are currently available in 49 states; Hawaii is not yet supported for those features.
