Game Changer

I have been investing in real estate for years and this app was recommended by one of my lenders as a way to package deals for bank approval. It’s has been a game changer. I can quickly analyze deals and submit numbers to my lenders if the numbers make sense. You can also define your own criteria for what’s makes a good deal.

A must for investors

Some features don’t work in Canada, so its like paying for full service and get half package

Great but could be simpler

It would be nice to be able to rearrange the page layout to put the sections in order to what you are interested in. Or hide sections.
I find myself scrolling down to find the tax evaluation page. Then back up to see cash flow .
Also instead of having an editing page. Make the fields in the analyze page editable. Switching for page to page and facing a different order of sections is confusing.
I use this app a lot and each time I’m wishing for this.

Love it

Feature rich. Wouldn’t mind being able to factor partnerships, by percentage as in an hei scenario. the app is great, Maybe customizable owner carry loan options. However have to drop a stars having just now caught this after quite a while of using this, but my paid sub expired and I see no reason to spend the money again so have been using free version and just realized the comps are not comps, not even a little bit, and you’re not allowed to change them, so as it would make life a little easier sending that page too, don’t even use it as a reference for anything bc one house will be a house for rent, one, sold 2+ years ago, one sold, and others none of the above. I calculate my comps anyway not being able to change them bc it doesn’t know if they’re rehabbed anyway so, so it jacks the ARV calculation anyway with like 20k un-rehabbed houses being selected. But you can edit the ARV amount to work your worksheet

Game changing for professional investors.

This is an app built by investors for investors. Deal analysis is not an easy task, especially when you’re under a timeline to make a decision about a property acquisition quickly.

This app makes the process of analyzing a variety of real estate deal types much faster and easier.

As a Foreclosure Investment coach I use this tool daily to analyze deals for my clients. The easy to use interface allows me to complete an analysis and provide a report in 30 minutes or less.

Anyone looking to enhance their real estate analysis with market driven data and comprehensive reporting should use this app. Highly recommended.

Overall Highly Recommend

There are a few issues with data such as returning comps that are not actually solds. But considering all the features that I haven’t found compiled in one service anywhere else, it’s worth it to just work around the data issues. I want to give them 5 stars considering their customer service is great. But I do feel that the data needs to be fixed asap. Hopefully, I can change the star rating once they fix it.
