I invested a decent amount of money in Fundrise. Attempted to cash out this 3rd quarter as they instruct you of when you’re allowed to. Over the course of 7 years I believe I’ve emailed and asked questions less than 5 times. Like 3-4 up until recently. We’re 2 weeks past the beginning of month and they’re holding 20% of my money invested which is nearly all the profit. They’ve been emailed 2 weeks ago and respond to nothing.

I’m a pretty low maintenance customer considering less than 1 email a year and I can’t get an answer on what’s going on with my money. There WAS profit in it but not worth the trouble if you’re ignored and can’t get your money. There is no response from their team. I decided to pull since mysteriously your returns drop drastically although they’ve already done their business and did very well during pandemic. We get breadcrumbs in return.

  • Professional and fantastic for everyday portfolio diversification.

I’ve been with Fundrise since it was rolled out. I was intrigued and curious to grow another personal source of income/revenue. But really I also wanted access to real estate investments that Fundrise purported to offer. These are real locations as Fundrise is descriptive about where they have investments and I’ve seen a couple in person. All I can say is I’ve been very satisfied since. While my account is not huge, it has certainly grown to an amount that can have a real positive impact for me. There have been some downsides but only because of wider economic forces. Yet overall there has been nothing but positive yields.

This is NOT a get rich quick vehicle. Never has been, never will. This is an investment(s) vehicle. Investing takes time. This does not happen in 1-2 years. This is a invest an amount and let it grow for 5+ years. 99% of people fail to realize this and wonder why the 1% are where they are.

  • Review for the regular guys

I watched reviews about this before actually putting money into it, and one thing I noticed was everyone putting thousands into it from the start. I was curious how it would perform for just a regular guy so I invested $22 and let it sit for a year to see what it would do. A little over a year I’m looking at a 12.9% loss (a little under $4). Which is about what I expected. Given the state of the economy at any given time you will lose money. This company/app will not make you rich (especially quick). However, I do believe it has a place. I think it has great potential to serve as a retirement account with the potential to appreciate in value. As long as you keep in mind there will be a loss potential. It will not make you rich, it will most likely not bankrupt you, but it does have potential to help grow your financial future.

  • Not sure about this app

I did not put a lot of money into Fundrise when I started roughly a year ago. Looking back all I can say is that it feels like a scam. The value of my investment consistently dropped (not by an extreme measure but a little each day). I thought this may just be normal as I have invested in many things and obviously sometimes certain investments hit rough patches. It got to the point where I felt as though I should withdraw my money, so I put in a request. I thought it was odd that it said it would not be reviewed for about 4 months (Jan 2024), and now the value has depleted at a much faster rate. I just find it odd that it has not went up a single cent a single day, and once I decided it wasn’t worth more loss, it started decreasing at a significantly faster rate and my “request” STILL hasn’t been evaluated? Seems like a scam so people will pull their money, and then while waiting for “review” they can basically just pretend that the investment is losing even more money. I would be curious how much of the loss in value is actually money in their pockets.

  • HORRIBLE INVESTMENT COMPANY

I am currently sitting at -11% of the funds that I have invested with this company over 3 years. My investment plan is a long term investment plan as well (in theory the safest option). But I continue to lose large amounts of money.

They say 4-10% returns, but my experience is the complete opposite. I have read through these reviews and it seems as if they have people throughout their own company writing reviews. They should be transparent about what is happening to your funds, but they are not. And their process for removing funds is quite painful. I have read about people having their requests declined! That’s a little insane don’t you think. Someone telling you that you can’t have access to your own funds? Seems a little suspicious.

It would make more sense if sometimes I saw the same amount of growth that I have seen for the amount that I have lost, but no. Even though I have a decent amount of funds in my account, it continues to grow by less than a dollar every day. But then when I lose funds, it will decrease by $800, and sometimes even more.

If you have success with this company by a specific plan that you have, please let me know. But I have lost a lot of trust in this company.

  • Not worth it.

1- While real-estate has some promising consistent returns. With Fundrise you don’t have the control over your money for five years from the time of each transaction. You can’t control your money at all if anything happens to real-estate market. After five years I am liquidating my account because it’s not worth it. I’ve made much more money investing in real estate on other platforms controlling and accessing my money whatever I want.

2-You have to be very patient if you get any problem with your account. The support is through emails and if you’re lucky you’ll get one response per day at best otherwise fees days.

3-liquidating your money takes time. If you submit a request to liquid your account, it is based on quarterly reviews if they expect your liquidation request then the transaction going to happen. expect a few months to get your money based on when you request liquidation.

4-There are penalties on the money that’s not been five years in your account. This one is a little tricky because you have to count five years from each transaction date . So each transaction has to be five years old not your entire money be careful for this point

5-Advisory fees, there was about 0.8% advisory fees on the money I invested.

I would never invest with Fundrise again

  • Please improve this app

I have had a good experience with Fundrise in general. However, two recent updates to the app are terrible. You cannot see funds invested at all, or by time period. Now you cannot see portfolio returns by %, only $. These both are terrible changes. When I contacted very friendly Helpdesk several months ago about how to view funds invested, I was told I needed to download CSV from website. No! Please make it possible to easily view funds invested AND view % returns, by time period of choice. Also the new look of the app this month is not attractive. Please help me love Fundrise again.

  • Loss in money

Fundrise was profitable during the first couple of months where I was able to accumulate some wealth. After a year I lost all the money I placed into my account and another 5% from my initial investment. The advertising was false in my case and when you want to pull out your month, you will have to wait 4-5months and that’s considering they don’t go bankrupt and decide to keep your money. Their policies are very hard to understand and the company has little transparency until you invest your money. Overall my experience was poor with their customer service and I ended up loosing more money than I started a year in a half in.

  • Lost all gains and some of initial investments

In a short period, a few weeks, there were two major, sudden dips that erased all the gains and some of the money I originally invested.

With their 5-year policy, your money is held for ransom. They charge penalties and make you wait 3-4 months if you want to get your money out. They refuse to make any exceptions. They couldn’t care less about people’s losses. They’ve been celebrating that they didn’t lose more.

Horrible customer service. Try asking a question - it’ll take days to get a response and it’ll be long, dense gobbledygook that boils down to their core excuses: it takes 5 years and we didn’t lose as much as we could have.

  • Yikes! Months??

I was unhappy with a negative annual return which surprised me bc it's real estate. I expected this fund to perform in the positive since it paid dividends and real estate tends to grow even in slumps or at least maintain. But it depreciated.

I know the market has been down overall, and against the common knowledge to sell high, buy low, I was willing to take some losses to simplify my portfolio as a bigger picture goal and less limitations. I wanted to pull out before I had too much invested and too much lost.

I knew it wasn't as liquid as other investments but I really did not know that meant 3 months before my request is even reviewed.

So just be aware!! If you invest here, you lose access to your money for months so definitely be willing to make that type of commitment. A lot of ppl are and it works great for them. But my expectation of non liquid vs reality was highly skewed. I'm not sure if this is the norm, or if they have that level of difficulty in selling & processing the shares. Either way, this incident taught me that I'm definitely a liquid investor and will avoid this type of investment in the future. And also to research this information better on future investments.
