Deedbox — Rental Property Tax

Deedbox is a rent and expense ledger for small landlords, built around one idea: your records should outlast the software that keeps them. Record rent received and expenses by property. Deedbox organises them into the shape of IRS Schedule E (Form 1040) Part I, and exports a year as CSV and PDF that a tax preparer can read without re-sorting anything. WHY DURABILITY IS THE PITCH The IRS can look back seven years. Most rental bookkeeping is a subscription to a company's servers, which means a seven-year record depends on that company still existing, still charging what it charges now, and still including export in the tier you pay for. Deedbox has no server to lose. Your records are files on your device, synced through your own iCloud, and the year-end export is never behind the purchase — the way out is not the thing being sold. WHAT IT DOES • Multiple properties, with the fair-rental and personal-use day counts the form asks for • Expenses under categories a landlord actually uses, mapped to Schedule E lines 5–19, with a per-entry override where preparers differ • Security deposits tracked separately from income • Year-end export: a Schedule E-shaped summary plus the full entry listing behind it, as CSV and PDF • Every figure is exact decimal arithmetic, never floating point WHAT IT DELIBERATELY DOES NOT DO Deedbox organises records for a tax preparer. It is not tax advice, it does not prepare or file a return, and it will not compute a number it does not have the information to compute: • No depreciation calculation. Line 18 takes a figure your preparer gives you. • No ruling on retained deposits. What happens when you keep one is a question about that tenancy. • Nothing past line 21. At-risk limits, passive activity rules and loss carryover are your preparer's. Deedbox follows IRS Schedule E (Form 1040) Part I and is built for US federal rental reporting.
