FOUR SECTIONS YOU COULDN'T REACH Activity, Dashboard, Search and Reports were unreachable inside a property. They're back — tap the section bar under the property name to move between them. YOUR EXPENSES NOW APPEAR IN THE EXPENSES REPORT The report only counted maintenance jobs, so property tax, utilities, insurance, HOA fees and mortgage payments were missing from the total, the PDF and the CSV. It now covers everything you've logged, with a new breakdown by category. If the report's total ever looked lower than you expected, this was why — please take another look. RENT TRACKING IS ACCURATE • Rent is no longer expected for months before your lease started or after it ended — a lease signed mid-year no longer shows a year of arrears • Vacancy periods you've recorded are now honoured, so an empty month doesn't count as rent owed • Rent due on the 29th, 30th or 31st is now handled correctly in shorter months, for both late-payment flags and reminders BACKUPS KEEP EVERYTHING • Capital improvement flags on jobs are now saved and restored. These decide how the Tax Report separates deductible repairs from improvements that add to your cost basis • Also fixed: property type, contractor licence and insurance expiry dates, pinned documents, and scanned document text • Restoring the same backup twice no longer duplicates everything. You can now choose to merge with what's on your device or replace it • Reminders are rebuilt after a restore or a CSV import A NEW APP ICON Redesigned from scratch, and clearer at every size. A BETTER AI ASSISTANT • Answers now stream in as they're written, instead of appearing all at once after a wait • Upgraded to a newer, more capable Claude model, with room for longer, more detailed answers • Attaching a photo while Apple Intelligence is selected now tells you it can't read images, rather than silently ignoring the photo • Before anything is sent to Anthropic, the app now shows you exactly what it includes and asks once. Apple Intelligence still sends nothing off your device ACCESSIBILITY • VoiceOver now describes buttons, contact shortcuts and every statistic • Larger text sizes no longer cut off or overlap text on the welcome screens, property cards and forms ALSO IN THIS VERSION • Now runs on iOS 18 and later, so more devices are supported • Photos attached to jobs and inspections take far less space, which means smaller backups and less iCloud storage used • Smoother scrolling on properties with a lot of history • Estimated property values now state which index they came from and the period it covers, so it's clear they aren't a valuation • Fixed a crash when opening the Tax Report if you'd logged a job or expense with a future date • Documents over 25 MB are now refused with an explanation instead of slowing the app down • The backup reminder now tracks when you actually backed up, instead of asking every week regardless
