My real estate experience

I’m loving it

Been at this for a few years

Slow process to make money, turn around on invest is super long.

Tricky

I have almost four years since my first investment here. Think about…if you decide no continuing investment any more on this platform probably you NEVER will get back your principal investment amount because the trick is you can get cashback only EARNINGS.Other platforms I use(CONCREIT)can get back your ALL money invested(except NOTES or SHARES)any time in about 2-5weeks.
Easy!!!

One of the most reliable money makers out there

Love it, wish I started earlier.

Satisfied

Skeptical at first. Making better returns than a bank.

Investing grandma

I have invested in Groundfloor since almost its inception. It’s an easy vehicle to use for investing. I recommend this tool to many young people as a way to get their feet wet in the world of investing.

Poor Investmments

Groundfloor consistently makes terrible loans that go into default. Wish I never started money with them. Amazing they are still in business with such an ibcredibly high default rate.

Easy but deceptive

Groundfloor is a very easy way to invest in real estate. They take care of everything for you through your portfolio, all you have to do is deposit money. It’s a pretty good system and works as intended

The issue comes when you need to withdraw that money. I stopped adding money about 2 years ago when I realized you’re only allowed to withdraw when the property your money is “invested in” finally “closes”? I originally had over $1k in my account in 2024. 2 and a half years later, I still have $642. The rate at which you can withdraw money is incredibly slow and random.

Updates

Each update makes the app worse. Harder to find info on property locations etc.

BE AWARE

I made a sizable withdrawal from my Groundfloor account and the money did not get deposited into my checking account and they are not responding to my attempts to communicate with them - beware!

Ground floor

Love the ease and simplicity to buying notes with this platform.. I will start my children asap so they can understand the monthly payments cycle

App is fine, financial products under deliver

I’d love to rewind and never invest on this platform because the financial product is terrible.

Awesome investment app

I love this app because you can, if you want to, set it and forget it without worrying that you’ll lose your investment. I have used it for over two years and have never worried about losing my money. My money is safe and I’m very happy!!

App change

App change is not conducive for use.

Lender Beware!

Do your due diligence before lending. In particular establish how loans are handled through foreclosure and the fees charged to recover the assets. IMHO loans are improperly vetted and portfolios have very high rates of loans in default. Lenders and borrowers suffer all losses while it’s a win win for Groundfloor.

The app provides even less details than before regarding the status of defaulted loans

The app provides almost no details about the status of loans that are in default. You used to dead able to click on a defaulted loan and see a timeline of activity for the loan, including foreclosure and other relevant information. Now all of that is gone. If I click on a loan that’s in default, nothing happens.

Also, app users should stay away from loaning money to any real estate project in Florida or any other state that has a long drawn out foreclosure process, as you can be waiting 3 or more years to get anything back (assuming that Groundfloor will ever pass any of it back to you if they get it). Also, if a debtor defaults, Groundfloor users do NOT continue accruing interest on the outstanding loan until being paid back, unlike virtually all other loan arrangements. Users would be better served by simply buying U.S. Treasuries, as the overall default rate on Groundfloor will most likely lead to losses which will drop the total return slightly below holding treasuries.

Phone ap

I wish your phone app was more user friendly

$ held hostage

Money invested is held hostage under the idea that it’s under contract. Rate of return would be far better in the stock market.

Easy to use interface

I like the updates that have been made- it’s easy for me to track my earnings and they have product information within the app

Total Loss

Great way to lose your money. GF does zero loan underwriting, as they get their 6% up front and you take in all the loan risk. Do not put your money with these people unless you’re good just burning it. My overall return was 2% over three years, now going down as all my “returns” are losses.
