Deceptive 16.8% Fees, Broken Pricing Algorithm, and Total Bait-and-Switch on Timelines
They rely on completely inaccurate property data to lowball sellers, and then they secretly inflate their corporate fees to astronomical levels to force you into paying for unneeded repairs.
I requested an all-cash offer on my home. Opendoor proudly plasters on their website and dashboard that you will receive your final offer within 2–4 business days.
Instead, they unapologetically stretched their timeline out to 5–7 business days without explanation. When the offer finally arrived, it was an absolute insult based on broken data.
Their automated pricing algorithm generated "comparable recent sales" that were a complete apples-to-oranges mismatch. They valued my home against 2.5-bathroom siding homes that were significantly smaller in square footage. My home is a premium, all-brick 5-bedroom, 3.5-bathroom property with 2,721 square feet—making it nearly 175 sq ft larger than the lower-tier comps they forced onto my property profile to artificially drag down its market value.
Worst of all is their deceptive fee structure. While their marketing suggests a transparent, standard service fee (around 5%), they hit me with an egregious $41,847 "Opendoor service fee" on a $249,000 offer. That is a hidden 16.8% corporate penalty.
When their home sales advisor explicitly admitted in writing that my HVAC, appliances, and roof were fully functional, in great shape, and well within their life expectancy, their underwriting team still used the "service fee" bucket to secretly bake in massive, double-dipping deductions.
When formally confronted with these blatant data errors (wrong bathroom count, wrong square footage, and predatory fees), their customer support completely dodged the property errors, claimed the numbers were "set in stone," and immediately tried to push me into another one of their risky alternative programs.
They rely on your need for convenience to strip you of your hard-earned equity. Do your homework, get independent contractor inspections, and avoid this corporate scam.
You are far better off listing traditionally where real buyers actually pay for a home's true square footage and structural layout.💖

App is flawed - I searched for the home I visited in my community and it doesn’t show in map view. Have to fill complete address to find the property. Secondly, I submitted an offer directly without an agent and it doesn’t show up. Customer care is a pin in the neck. Long wait times, they call you back but after a day or two and same with the email support. Finally, I have to put a real estate agent and submit an offer. And then I get rejected for 1 week prior move in and 100 day appliance warranty. Still waiting for the customer support representative to respond to my emails.

I was forced to download the app.
I had to download the app and created a Realtor profile. When I tried scheduling the appointment I got a notice saying: “you need to go with your realtor” come back with a realtor.
Since the app didn’t work I gad to call and wait for a call back. A nice lady called me and helped me make the appointment. I told her that it should not take 30 mins to schedule an appointment. She said: “I agree”
