Buying a house in France means three websites open at once: the cadastre for the plot, DVF for the sale prices, a route planner, one address at a time. Parcelle puts all three on one map. Pick a plot: what it is, what sold on it and around it, and how much sun its garden gets. Pick a station in the Paris region: every street within 5, 10 and 15 minutes on foot, at a glance.
On Mac, iPad and iPhone, in English and French.
In England and Wales, the map shows HM Land Registry's registered plots, with their area, council and a link to buy the title. Sales, stations, sunlight and old photography are France's only.
THE PLOT
• The cadastre over IGN's plan, its aerial photography or Apple's map
• Each parcel's reference, commune and area, on the map or one click away
• Every building's footprint and area, close up
• Highlight parcels within a size range, the quick way to find a building plot
• Draw a setback 1 to 20 m inside the parcel's limits, and read the area left
• Search an address and land on its parcel
WHAT SOLD, BACK TO 2014
• Every sale recorded on the selected parcel: date, price, surface, type and price per m²
• Sold nearby: the sales within 100 m to 1 km, sorted by distance, date or price per m²
• The commune's median price per m² for flats and houses, year by year, with the number of sales behind each figure
• Pick a year: the commune's sales that year, and only its sold parcels on the map
• Parcels that sold, tinted on the map and seen from further out
A price per m² is shown only where it means something: a market sale of exactly one house or flat. Every other sale is still listed, with the reason it has no figure.
THE WALK TO THE STATION
In the Paris region, select any rail station for the areas within 5, 10 and 15 minutes on foot, along real streets, not as the crow flies, and the parcel's panel names the stations within walking distance.
THE PLOT THROUGH TIME
Aerial photography from 1950 to today on one slider: the field it was in 1960, the house next door by 2005.
SUNLIGHT
Hours of direct sun on the parcel's open ground on 21 March, June and December, from IGN's buildings and the relief, as figures and a heatmap. Open it in 3D to watch the shadows cross any day. Trees are not counted.
READ THE MAP PRECISELY
• Coordinates in decimal, DMS, UTM or Lambert-93, and a scale
• 3D on the relief, with the parcels' limits standing up as walls
• Save parcels and notes, synced through iCloud
FREE, AND PARCELLE PRO
The map, the cadastre, England and Wales's plots, address search, today's aerial photograph and every commune's prices year by year are free, and so is seeing which parcels sold. Parcelle Pro, one purchase with no subscription, adds the rest: every sale on a parcel and around it, the sold parcels from further out, the walking areas from the stations, the hours of sun, the size highlight and the setback, and the photography back to 1950.
OPEN DATA, CREDITED
Sales from the DGFiP's DVF, through Etalab's geo-dvf and Cerema's DVF+. Cadastre, buildings, relief, photography, addresses and walking areas from IGN's Géoplateforme. Both under Licence Ouverte 2.0. Stations from Île-de-France Mobilités. Plots in England and Wales from HM Land Registry, under the Open Government Licence.
PRIVACY
No account, no tracking. Parcelle talks to IGN for the map, to Apple for its map and, in England and Wales, its address search, and to its own server for the plots and sales of the places you look at. Your saved parcels and settings stay in your own iCloud account, which we cannot read. Nothing else.
WHAT PARCELLE DOES NOT DO
It does not estimate what a property is worth, and it lists no homes for sale. DVF does not cover Alsace-Moselle or Mayotte, so no sales appear there.
Requires macOS 26, iOS 26 or iPadOS 26.
