MAINTENANCE THAT ROUTES ITSELF • Your board can now build its own routing chain — on-site staff, then the maintenance committee, then vendors — each stage with a spending limit the board sets. • In-house maintenance staff: communities with their own handyman can register them, dispatch jobs straight to them, and approve materials budgets in-app. • Follow-ups done right: if something isn't fixed, "Report this isn't fixed" opens a linked follow-up job instead of reopening a closed one — the full history stays intact. • Suggest a vendor you already trust when you file a request. • Simpler urgency: Emergency or Standard. That's it. FOR VENDORS • See your not-to-exceed amount up front, ask the board to raise it before doing costlier work, or decline a job you can't take. • Declining doesn't strand the job — it goes straight back to the board and reopens for quotes, and you won't be offered that one again. • New performance page: your completion and response stats, a branded PDF report you can share, and how you compare against industry benchmarks. • Quiet hours are respected — notifications that arrive overnight wait until morning. MONEY, MADE LEGIBLE • A real Financial Statements home: balance sheet, income statement, budget vs actual, general ledger and treasurer's report — any timeframe, as PDF, Excel or CSV. • Reports Center: subscribe to the reports you actually want, at the frequency you want. Residents get community-level reports too. • Special assessment payment plans: propose a schedule you can afford, the board approves, and your remaining balance restructures automatically. Overdue and partial installments are payable. • Every board decision now arrives as a branded email with an official PDF letter of record — appeals, refunds, disputes, fee waivers and manual payments.
