BuildableIQ

BuildableIQ answers one question about any California parcel: what can actually be built here? Type an address or APN, or drop a pin where you stand. In seconds the lot is measured against real constraints, with every finding sourced. WHAT YOU GET Property lines, setbacks, and the buildable area that is left, with dimensions and lot size. Zoning, jurisdiction and school district. Risk screening for fire hazard, flood zone, slope and fault zones. Municipal services: water, sewer, electricity and natural gas, with the provider named. Underground context: oil and gas wells, easements and interstate pipelines. Soil composition, drainage and shrink swell behaviour. Nearby transit stops, which can change parking requirements. THE BIQ SCORE Every parcel gets a score out of 100 built on three pillars. Buildability covers what the lot itself allows. Risk covers what could stop or slow a project. Opportunity covers what makes the site worth pursuing. A badge sums it up at a glance. CALIFORNIA HOUSING LAW, APPLIED State law moves fast and local rules vary. Each parcel is checked against the rules that matter, including ADU law under Government Code 66310 to 66342, SB 9 lot splits and duplexes, SB 684 and SB 1123 small lot subdivisions, AB 38 defensible space disclosure, and Pro Housing designation. CHOOSE YOUR FOCUS Set the analysis to vacant land, a single family home, an ADU, multi family or a full development, and the findings follow that intent. You see which paths are open, which need verification and which are blocked, with the reason attached. THE BIQ SNAPSHOT REPORT Export a clean PDF for a client, a lender or a builder, carrying your company name and logo. Add a photo of the property and it goes on the report. Every finding carries its source and a verification note, so nobody has to take it on faith. BUILT FOR THE FIELD Save projects and come back to them. Combine adjacent parcels by APN. Copy coordinates straight into Maps or Waze. HOW IT WORKS Searching a parcel and previewing the result costs nothing. Unlocking the full analysis of a parcel uses one token, and tokens are purchased inside the app. BEFORE YOU RELY ON IT BuildableIQ reports on public data from county, state and federal sources. It is a screening tool for early decisions, not a survey, a title report, or a determination from the planning department. Verify with the jurisdiction before you commit. Clarity Before Commitment.
