Closebooks keeps a clean set of books for independent real-estate agents — commissions, mileage, receipts, fees, and quarterly tax estimates, organized the way IRS Schedule C wants them. A Schedule C return averages $457 at a CPA (National Society of Accountants). Most of that bill is cleanup: the shoebox of receipts, the reconstructed mileage log, the commission nobody wrote down. Closebooks is that cleanup done all year, so tax season is a handoff instead of an excavation. WHAT IT TRACKS • Commissions — log each closing as it pays out: gross, split, and what you actually kept. • Mileage — every deductible mile at the correct 2026 IRS rate ($0.725/mi Jan 1–Jun 30, $0.76/mi Jul 1–Dec 31, per IRS Announcement 2026-11), applied by trip date, never one flat annual rate. • Receipts & expenses — snap the receipt, file it to a real Schedule C line. • Fees & dues — MLS, board, license renewals, E&O — plus the rules agents actually hit: client meals 50% deductible, entertainment 0%, client gifts capped at $25 per recipient, RPAC contributions never deductible. • Quarterly estimates — computed from your recorded income and expenses, not a guess. • Casey — ask "how's my Q3 looking?" and get an answer grounded in your own ledger. If your books don't hold the answer, Casey says so instead of making one up. BUILT HONEST • Your numbers live on your phone first, synced under your account. • No countdown timers, no fake discounts, no invented testimonials — here or in the app. • Closebooks organizes and computes; it doesn't give tax advice. For decisions, confirm with your CPA. • US-only by design: Schedule C is US tax law, and exact beats everywhere. PRICING $5.99/week, $19.99/month, or $149.99/year — the annual plan costs 52% less than a year of weekly billing. Every plan starts with a 1-month free trial. Subscriptions auto-renew unless canceled at least 24 hours before the current period ends. Manage or cancel anytime in your App Store account settings.
