The cap rate is incorrectly calculated because rehab cost should be added in to total acquisition costs. Case in point: paying $50k cash and spending $35k to rehab should give the same cap rate as an $85k purchase with no rehab.mikesandlin

Good but missing a few things.
This app is pretty good especially since it’s free. But it doesn’t have an option to calculate PMI and I can’t figure out why “Utilities” is listed under monthly income? Do they mean laundry or storage? Otherwise it’s a pretty solid app.TimGoat556
