About

Torrens is a deal-analysis cockpit for an active Australian property hunt. Not a calculator you reopen for each place — a campaign that holds your whole shortlist side by side, under identical assumptions, for the three to nine months a real hunt takes. Line up your candidates — ten, fifteen, however many you're weighing. Total acquisition cost, cash needed at settlement, weekly holding cost and after-tax position appear for every one of them in a single comparison grid, computed the same way, so the differences you see are real and not an artefact of mismatched inputs. VERIFIED, SOURCE-CITED NUMBERS Every rate table is versioned, source-cited, and tested against official State Revenue Office sources. Tap any figure — duty, fees, an LMI band, a repayment — and a derivation inspector shows the formula, the inputs, the rates version and where the number came from. Every default is editable, and an edited value stays flagged everywhere it appears. If a table for a contract date hasn't been verified, the app refuses to compute rather than show a number it can't stand behind. WHAT IT MODELS - Transfer (stamp) duty for every state and territory, including first-home concessions and the foreign-purchaser surcharge - Registration fees, conveyancing, building and pest, settlement adjustments - LMI as a labelled banded estimate — insurer premiums are proprietary, so you get a range and its tolerance, never a false-exact figure — with a capitalisation toggle - Australian Government 5% Deposit Scheme eligibility against the regional price caps - Loan repayments (P&I or interest-only; weekly, fortnightly or monthly), council rates, water, strata, insurance, management and maintenance - For investors: negative gearing at your marginal rate, Div 43 capital works, and Div 40 plant and equipment with the second-hand-asset rule applied correctly - Land tax on a single-holding basis STRESS-TEST AGAINST YOUR OWN LIMITS Set your ceilings — maximum weekly out-of-pocket, rate ceiling, vacancy weeks, rent change. Each candidate comes back PASS or FAIL against the thresholds you defined, plus the breaking point in plain arithmetic ("cashflow-negative above 7.9% given your inputs"). The verdict is your numbers measured against your limits — never our opinion. MAX DEFENSIBLE BID Heading to auction? Torrens solves for the largest price at which cash at settlement stays within the funds you've entered and every one of your stress thresholds still passes — and names the limit that's binding ("limited by your weekly ceiling, not your cash"). It is arithmetic against your own constraints, not bidding advice. FREE, WITH THE FULL ENGINE One campaign and three candidates, running the complete engine — nothing crippled, no gated maths. A one-time unlock (A$49.99, no subscription) opens unlimited campaigns and candidates plus broker-ready PDF export. Family Sharing is on, so one purchase covers the household. Updated rate tables for each new financial year arrive free in app updates. PRIVATE BY DESIGN No servers, no account, no analytics, no third-party SDKs. Your figures stay on your device and, if you switch on iCloud, in your own private iCloud — never sent to Aphelion. On the App Store, Torrens declares Data Not Collected. Buying a home is usually a two-person decision, so you can export a campaign as a .torrens file and share it with your partner. BUILT FOR iPHONE AND iPAD Universal from day one. The comparison grid opens right up on iPad in landscape — your whole shortlist in a single glance. General information only — not financial, tax, or legal advice.
