About
From a small-town realtor to the world's largest real-estate group.
CITY EMPIRE is a turn-based management sim about running a real estate developer - the sequel to BUILD EMPIRE, and this time you hire the contractor. Acquire, build, lease, sell, and climb to No.1 in the world by assets under management.
■ How it plays
1. Acquire - read the seller's situation, negotiate, and buy listings and land
2. Develop - choose what to build, award the job to a contractor, reach completion
3. Operate - fill the space and let rental income build up month after month
4. Exit - sell, hold, or move it into your own fund. Timing the market is the game
■ Features
- Fully turn-based. Nothing moves until you press "Next month".
- One formula drives every price: value = NOI / cap rate. You raise the NOI; the market sets the cap rate.
- Rates and the economy move in cycles. Prices fall as well as rise.
- From a used condo unit to apartments, condos for sale, logistics, hotels and city-center offices, with 6 exterior designs
- Contractors differ in specialty, track record, temperament and quality. Pick lowest-price or best-value bidding.
- Sites have traits: buried obstacles you only find by surveying or digging, deadline handovers, quirky sellers
- Every seller has a situation. Read it and make your offer.
- Borrowing grows up to non-recourse. Four banks, a main bank, credit crunches, and exchange rates that move in phases
- Land tenders, merging lots, land-for-floors exchange, coin parking, rebuilds
- Sell condos unit by unit; fees continue after sell-out
- Property events: move-outs, complaints, change orders. Your answer changes the outcome.
- Typhoons, floods and earthquakes, and insurance to match
- Redevelopment, block development, and beyond No.1: new towns, sea cities and spaceports
- District plans (new stations, universities, international events) move land and rents; rival towers compete
- Old unrenovated buildings look dated, so renovation pays
- Funds and REITs, group companies, overseas, IPO and shares
- M&A by negotiation, with counter-bids. Keep firms as subsidiaries, or buy into other industries.
- Earn beyond buying: property management, construction contracts, shared offices
- A board of directors, labor unions and annual wage talks
- Deposits and key money when tenants sign
- Stage 6: vice-president portfolios, national projects, flagship towers in New York and Singapore
- After No.1, rivals chase you and upstarts surge. How long can you hold the throne?
- ZEB buildings, staff qualifications, real land prices and tax rules
- A monthly report down to depreciation, tax and cash flow, free for all
- Your properties glow vermilion on a living city map
- A world ranking of about 220 companies, plus Game Center. Pay and HR work just as in BUILD EMPIRE.
- Achievements, 3 save slots, iCloud sync, Japanese and English, bulk actions and stage goals
