Surprisingly Helpful
It would be cool if they added the digital key to the Apple wallet. That would make the experience more seamless, because I wouldn’t have to go directly into the app. But it’s not too bad.
Overall, if your building is implementing this and you are scared, the system is easy to learn and became helpful for me in my building.

Needs a lot of improvement
As several reviewers noted, it does not work all the time. This is correct. The app at its core is software and it has bugs. These bugs have consequences of not activating a lock. You can very easily be locked out of your building. This has happened to me on a couple of occasions.
Another reviewer noted that it’s more convenient to use a FOB. This too is correct. The process of using Grata is as follows. 1) Grab your phone; 2) open the app; 3) press the digital key; 4) wait for it to connect to the lock; 5) if it doesn’t connect the first time, which is often, try again; 6) enter (if it works). Now the process for a FOB is as follows: 1) Grab the FOB; 2) hold it up to the lock; 3) enter almost immediately. Taking this into account, for Grata to be useful, it should be more convenient or, at worst, on par with a FOB.
Now for some other issues. This is imposed on the user. If your building is using this, you have to use this app. Furthermore, you have to use your phone. I get most people have a phone, but some people are trying to detach themselves from it. I can’t stress this enough, to go anywhere, even within your building, you need your phone. There are other inherent issues here such as whether one loses their phone, it gets stolen or the battery dies. Imagine trying to get into your building in such cases. Yes, the same can happen with a FOB, however more can happen to a phone.
Another irritant is that if you go to their website, there’s no information or resources for the end user. Some links don’t work and for those that do, it only takes you to a calendar to schedule an appointment with their founder. This indicates that Grata is not made for the end user but is made for residential management companies. It becomes cringeworthy when they boast that this enhances the residential experience.
One thing I will give this app in their favour is the aesthetic of the app itself. It doesn’t look cheaply made. I just wish they put as much effort into its actual functionality.
Finally, a few ways they can improve this app: 1) have the digital key use NFC technology; 2) have the app work with other functionality on the iPhone (ie. utilize shortcuts, widgets, and if this is going to be imposed on me so I have to have this app front and centre, dark mode); 3) have a functional website for the user; and most importantly, 4) fix the backend to ensure reliability and a low fail rate.

For when a fob is too convenient…
You are probably reading this review because your building has made you install it after having removed all the perfectly working existing “dumb” fob or key-based security. Your life is about to become a nightmare.
This app is supposed to give you a security key that uses NFC and be “fob-like” except it doesn’t work half the time and appears to conflict with iOS’s native transit card support. Imagine being stuck outside your building entrance and your transit card continually being activated instead of being let into the building. On the unit front, it’s not any better, it needs to establish a Bluetooth connection with the smart lock and this takes ages compared to just using a key – I resorted to always just using the code instead natively supported by the smart lock.
In summary if you are about to install this app, I’m sorry, your life is about to become less easy for no reason.

Basics aren’t done right
One problem is that using your digital key activates Apple Pay as you hold it up to a reader. This can be solved by having the key in your Apple Wallet, similar to what Ticketmaster does. Their app says it’s compatible with Apple Wallet but in practice, it’s not.
Be prepared to be tied down to your phone too; you need it. If you have a lifestyle where you want to leave your phone behind, drop that idea. Now if you have an Apple Watch and they make the Apple Wallet work, then I suspect you can use that instead with your digital key, however as mentioned above, this is not active yet (not to mention not everyone has an Apple Watch).
I suspect that this app is made more for building management. If you go to their website, not all links work, and going anywhere goes to a calendar to set up a time to talk with the CEO. I looked for information on YouTube and in the very limited amount of videos I found, the CEO is being interviewed and boasts “a great resident experience.” Having a basic key gave me a better experience over this frustrating app.
If your building wants to use Grata, make lots of noise to your building management.
If this is improved to a point where I can use it consistently without fear of whether or not I can get into my building, I’ll be on board.
