FAQ

What is the difference between 카사 and real estate funds?

카사 offers dividend income, capital gains, and real-time trading profits, allowing for frequent cash-outs. Real estate funds are indirect investment products where investors pool money to buy and manage properties, with returns from dividends and capital gains upon sale, but typically with difficulty in recovering investment mid-term (approx. 3-7 years).

How does 카사 differ from P2P investment?

With 카사, investors can directly see and choose actual buildings to invest in, and trade shares on the app platform similar to stock trading for frequent cash-outs. P2P investment involves lending money for real estate development or secured projects, where investors receive loan interest, but recovering investment mid-term is difficult, and investments are typically in projects rather than existing buildings.

What distinguishes 카사 from REITs?

카사 allows investors to directly select and invest in publicly offered buildings, commercial properties, and shopping malls. REITs are indirect investment products where investors invest in companies that own multiple properties and receive over 90% of the company's profits as dividends. However, with limited public REITs available, investors cannot directly choose specific buildings to invest in.

Is my investment in 카사 secure?

Yes, your investment deposit is securely held in a separate trust account with a financial institution chosen during registration, and 카사 cannot use it arbitrarily. All DABS transaction records are stored on a distributed ledger jointly operated by 카사, financial institutions, and real estate trust companies, making them impossible to hack or tamper with. In case of service issues, your DABS shares will be disposed of by the real estate trust company, and your cash assets will be returned by the financial company according to the 금전신탁 contract.

What are the required permissions for 카사?

카사 requires optional permissions for Camera (for ID photo and document submission), Notifications (for push alerts), and Biometric authentication (for login). You can still use the service even if you do not agree to these optional access rights.

How often are dividends paid on 카사?

Dividends from rental income are paid approximately every three months for simply holding shares, though the frequency can vary depending on the specific building. These dividends are derived from the rental income of the property you hold shares in.

What is the typical price appreciation for Seoul office buildings?

Over the past 19 years, the average sale price increase for office buildings in Seoul has been 7%. This data is provided by Igis Asset Management & Daishin Securities.

Does 카사 have ads?

Yes, this app contains advertisements.
