Don’t rent here, run while you can!
Work orders don’t get fixed, no one communicates with you. I’ve had a broken AC for 4 months, water intrusion, dishwasher hasn’t worked since I moved in and more. You try to reach out and no one communicates back. I’m sure someone will respond to this review with “reach out to so and so for support” meanwhile I’ve been trying to reach out for my maintenance issues for months.

Easy process. Everything is through email and portals however there has been people available when help is needed. Very friendly and informative.
We moved in 10/2024
We moved in 10/2024. The application process was seamless. We got approved quickly (3 or 4 day wait).
The agent was nice and gave us a move-in date but on that date they never sent us the code to the house so we can move in. There was a 1-day delay in moving in. They did pro-rate us for the day and then we moved in 1-day later (not ideal) but it is whatever.
When we moved in there were so many things broken/loose/needed to be replaced. We quickly learned about the app and after a few months, maintenance did come out and they fixed every issue.
We haven’t needed maintenance in a long time, which is great!
We love it here and so far so good. We signed a 2-year lease and our rent was raised after the 1st year but we knew that when we signed the 2-year lease and we are hoping it doesn’t keep raising every year after that as we want to stay here a long time!
It does stink all the extra fees as we pay on the app our water bill and our rent (always that extra fee) but I guess this is the new norm.
We recommend Invitation Homes.

You need to look at other home search apps to see how you can improve for the realz smh
•I have to keep resetting my filters preference EVERY TIME I go in smh that’s freakn annoying😤 I do not have to keep doing that with other home search apps.
•Also how come I can’t set up and save Different search like I can do in other home search apps? for example I have Denver search saved but it won’t let me do a different one like an aurora home search
•And actually it told me I can save it and I did but when I go back in it’s not saved this ALSO freakn annoying
*please fix all that so I can raise your star rating

She guided me through the process with such compassion and understanding of my situation that required more machinations than I imagine most new tenants required. Find another landlord.
This company has excessive fees for everything, they won’t give you a copy of your lease no matter how many times you ask, and it’s just a quick little Signature as you meet a maintenance guy and except the property that signs you to the lease. Even though late payments aren’t due till the ninth on the second they post something on your door and then charge you 70 bucks for it. They charge you $25 per bill that they insist they pay for you.
Apparently, somewhere around page 55 of your lease there is a chapter that says early termination for your lease is about $6000

Good knew exactly who to send to our home! Mr.Nicholas came in with a warm heart and humble spirit. Hearing our tragic story and all that we were facing he was not rude or inconsiderate. Could be Good
The only good thing is self-tour but just for 4 homes. We have to use them ring-bell service. They watch you all the time and you also pay them for it. How is possible we have to pay for them cable and internet services of I have mine, what I like? For all those reasons I found something with better privacy. We are no renting for free!

Unable to schedule a self tour
Well, invitations homes have been the best company so far but right now I am have some difficulties to schedule a self tour. Your system keeps saying; We were unable to verify the information provided. To schedule an in-person tour for this property. Please fix this!
Rent is higher than rate listed
We are forced to pay an extra $120 for pool service, but they send inexperienced folks who end up damaging the pool equipment. For the house - After repairing a leak in the kitchen that they gutted (while we were forced to live in a construction zone with no kitchen) they put the black moldy cabinets right back. Because invitations homes relayed on cheap labor. They often do not even pay their vendors who complain to us, the tenants.
