The only downside that I’ve come across is that the currency format applies across all properties regardless of location.
***It would be more helpful if there was an option to apply currency selection individually to properties if located in different countries.***

Poor value for money
It would be handy if I could add an expense and then separate that into what I owe and what the tenant owes. Ie, a water bill here will be paid by me, but I will charge the usage part to the tenants. The app requires you to separately invoice the tenant as another rent invoice.
In saying all of the above, the app does help me keep all of my invoices and accounts together and relatively easily managed for tax time. I’d love if the taxable and non taxable expenses were separated in the report to make tax time simple.
The app is worth the cost, but has room to improve.

Hi, Sorry you had issues and hard learning curve when starting use of the app, please let me know (support@landlordy.com) when you are having questions, we do our best to help with advice and support - there are plenty of advice and how-to also in our FAQ page. Reading this review however is very hurtful thou, as it contains false statements - there are not 4 upgrade charges in the app, there is only one-time unlock fee, depending on the number of rental units you manage (and app provides upgrade options between them when, so you pay only the difference, as your portfolio grows or you need more automation options in app to manage them). App is one time-fee (not subscription) and you probably won't find another one that offers features you want for free (otherwise why would you stay with Landlordy?). Our app helped you keeping all of your invoices and accounts together and made it relatively easily for tax time yet you rated it 2 stars (of 5). Every single 2 star rating destroys 10 five star ratings (that's not really on you, you feel what you feel and that is your right), this is on platforms that makes developers beg for good ratings with annoying popups otherwise our app will even don't show up in app search results. I think every tenant that lives in your rental units might think the same - for the amount you charge them (and it is probably not one time fee), many more simple (and free) features could be offered and updated, however we know it does not work that way - keeping property/rental unit livable, well maintained and safe is never ending work and expenses (as it is keeping our app maintained, well-supported and up to date). We have to charge for app one way or another, otherwise it won't be in store at all and you will have one app/option less for managing your business. Most alternatives you will find on app store or web will charge you per unit monthly/annual subscription fee (that's how they can allow massive ad campaigns to lure you in). Perhaps we will have to do the same to keep afloat after these 12 years, then perhaps our value for money will be better. Sorry for long and emotional response, but I hope you will understand, Jurgis

- No ability to track tenant complaints for legal purposes
- Missing move in/move out tracking with picture/video logging of each room
- Reminders for annual inspections of units is not trackable right now Otherwise amazing
- Templates for “Pay Rent or Quit” notices and other day to day legal documents doesn’t exist.
