Since the latest iPhone update, as of 12/19, I can’t use the app for pictures, only notes. Every time I try to take a picture within the app it crashes. No point in using the app if I can’t add puctures. Been using this for 5 years so disappointing that no fix has been made. I emailed support with no response. Please fix as I enjoy using this tool when it works.

I have been using Property Pal for years and like am used to its functionality. However, it frequently gets “stuck” and will mot email the reports. Most often, i find out it has to do with setting in my device but there is no trouble shooting from Property Pal to assist me. Paul did respond on numerous occasions but often didnt know how to help. My beef though is i signed up for recurring cloud service and there is no way to turn it off and no response from Paul. $5.99/mo down the tube. Paul, if your out there, help and ill update my report.

Terrible Customer Service!
I have been using this app since 2014. Just recently it wont restore my purchase. Its making me purchase again. Which i will not do aince I already purchased it. I have a report that I am unable to email and I have reached out to them twice already and no one has gotten back to me.
Best app for inspections, move-in/move-out
This app was used by my property manager for AmericanHomes4Rent. A few years later when I owned property and and I was going to rent it out, I downloaded it. I wish they had a yearly subscription but at $5.99, it’s very worth it. I have used it as a property owner, and as a renter for move-in/move-out inspections which has been great for determining condition of the home/rental is received and the condition of the home upon completion of my lease. It protects me and it protects the property managers. I have used this app now on 4 separate properties. I highly recommend and don’t know how property managers aren’t already using this app.
You absolutely do NOT need to pay for the additional cloud storage in my opinion. The $5.99/month app is sufficient. Your inspections are saved within the app by the address and you can do a follow up inspection upon need (such as a random inspection or a move-out of a tenant). I love that tenant and property owner can sign on the app upon completion of any inspection and I love that they can be immediately emailed and are time-stamped.
Caveat, you need to do a fake inspection in a place, play with the app to get familiar with the format and how to use appropriately and get familiar with all of the app’a capabilities. It’s not hard but please play with it before it’s time to do the an inspection.

Thieves - AVOID THIS APP
UPDATE TO MY REVIEW BELOW: Paul finally responds with an expectedly unprofessional and snarky retort. That is the first actual response of any type that I’ve received (even though he implies multiple responses). He’s right, though. There is a “cancel” button on the site conveniently buried and in very small type if you don’t mind digging through pages of their cryptic interface. No phone number anywhere to be found (as he claims). There are far better apps with far better customer service and response. Again - avoid this.
ORIGINAL REVIEW: Signed up and made the mistake of giving them my credit card. I’ve tried canceling my account for 6 months now - emailed and tried to cancel via website. They don’t have a phone number so can’t call. I get no response from multiple attempts. They also hit you with in-app fees.

We apologize for you not being able to login to your dashboard and press the cancel button as instructed multiple times. It is a free app that yes has in app purchases on the app store promotion. We also do actually have a phone number on our website and would have assisted you. Apple actually has your credit card by the way. We never see nor have access to credit cards and their info. Cheers

Would be nice if they warned you before making a report that you can only get the report if you pay $99.

Please fix this black screen problem, I have the current update, and I still have the black screen problem.

Update, ruined the App
I use Property Pal daily, and used to be happy with it. However, since the update it is unstable, crashes, and cost me an entire day since all I get is a black screen. I have OS8.2, shut down, uninstalled, even added the cloud. To no avail. I am extremely disappointed. Especially, since I have been designated an "expert" within our company.

Pictures disappear
I go to a unit and do a complete report, review it with the tenant, and have them sign it. Then, when I email the report, or
try to look at it again, most of the pictures are gone. It gives the appearance that I am trying to be sneaky.

Not for keeping up with income
I just purchased this and it look like it is a very good app for keeping up with when a tenant moves in or out. It has an exhaustive list of the condition of everything in each apartment.
What it does not have is a way to keep up with rental income at all.

One thing I would change is the option to display only one of the inspections on the PDF rather than the move in, pre-inspection, and move out inspection all on one PDF.
The pre-inspection confused me a little as well. I do quarterly inspections, so when I saw pre I did t know what that was.

Needs improvement on report and photo options
We would like to see:
1. The option of being able to upload multiple photos per room, in addition to having to add them specifically under each item. Plus the option of adding them from another device/sdcard.
2. Also, the option of having no signatures on the report. We do not need our tenants to sign and do not like to have them present during the Mimo inspections. Having a blank signature line looks bad. Can we disable this feature if we want to?
3. Finally, can we have an option of having clearer reports with either move in, move out OR interim inspection, instead of all three clumped together and therefore having a bunch of difficult to read abbreviations that confuses the landlords, tenants, and even us. A simple line by line itemization of each room/item with the appropriate memo next to it on the right would be just fine and easy to read.

This app is not only amazing!!! But also customer support is outstanding. Always willing to improve the Property Pal that will allow all type of Property Inspections, including projects. Cannot wait to get the Corporate version so that all our Project Managers can have access to the same properties without having to retype each property and tenants. As a property manager in NY, I highly recommend this product.

Finally an app that works smart not hard
I have been in residential management for 12 years and this app finally fills the void between the past and the future of property management. It is very user friendly and performs everything I need in order to rapidly complete required inspections... This day an age time is money and when I manage a community that is 1100 units in downtown Los Angeles, I need a program that allows me to complete my job efficiently and streamlines the inspection process with such ease. Good buy, well worth it.

Good Start
Disappointed that this app only includes inspections. When work is needed, I would like to be able to enter information when that work is completed. Would also like to be able to create and recall a to-do list. When there are several units involved, this would save time recalling each unit and each room and each item being researched. Still see needing that clipboard after all.

Rental Property Owner
I came across this app in the app store and figured I would try it since it was a minimal investment. I manage my own properties and need as much assistance as I can get. I have to say that I am very impressed and this is one of the best investments I have made! Thank You Property Pal.
