Photograph an equipment nameplate and AI reads it: model number, serial number, voltage and electrical specs land in the record in seconds. No typing specs on a ladder. Equipment Tracker Pro is maintenance software (a CMMS) for the people who look after equipment: service companies, solo technicians, property managers, facilities teams and homeowners. Keep equipment records, maintenance history, PM schedules, work orders, parts, invoices and receipts in one app that works offline, organized by building and location. KEY FEATURES • AI Nameplate Scanning: point, shoot, and AI reads the specs. Needs an internet connection. • AI Condition Check and Diagnostics Chat: photograph a unit and the AI looks for visible rust, damage and wear, or talk a fault through with it. It can miss things. • Work Orders: status, priority, hours and parts, closed out at the unit. • Preventive Maintenance: recurring PM schedules, reminders and auto-logged completions. • Customer Accounts on One Phone: keep an account for each customer, name each, and switch between them from the account bar. Free or paid, and no signal needed to switch. • Invoices: bill the job from the work you logged, and get paid on the spot. • Parts Receipts: the AI reads a supply-house receipt, you mark what was for the customer, and those parts wait on their next invoice. Nothing gets billed twice. • Maintenance Plans: build a plan by room and item, and your customer accepts and signs it online. • Tenant Door Tags: tenants scan to request service and see upcoming and recent service. • Vendor QR Check-In: QR door signs with visit history. • Refrigerant Leak Rate: leak rate calculator and records (US EPA §608). • Parts & Inventory: filter and belt sizes on each unit, and what is on the shelf per building. • Reports: load schedules, equipment summaries and PM checklists. • Teams: one shared workspace with Owner, Manager, Tech and Viewer roles. • Works Offline: records stay available with no signal; sync and AI resume when you reconnect. GET PAID BEFORE YOU LEAVE Turn a finished job into an invoice with the hours and parts already on it. Show a QR code or text a link, and the customer pays by card, bank, PayPal or Venmo. Card and bank payments go into your own Stripe account and mark the invoice paid. WHO IT IS FOR • Service companies and trade contractors • Solo technicians • Facility managers and building engineers • Property managers and landlords • Homeowners tracking their own appliances FREE TO USE Equipment tracking, buildings, parts, inventory, work orders, PM schedules, maintenance logs and invoices are free, with no account required and no time limit. PayPal and Venmo links on invoices are free. Signing in with a free account gives you 10 free AI scans. SUBSCRIPTION OPTIONS Equipment Tracker Pro: $9.99 per month, or $79.99 per year. Every plan has a 7-day free trial for first-time subscribers. Equipment Tracker Team: from $39.99 per month for 5 seats. Everything in Pro for your crew, in one shared workspace.
