Me and my family been leasing from invitation homes for over a year and we love it, I wish I can purchase the house . Every time something needs to be repaired they always quick to resolve any issues. Customer service is good , overall I have no complaints about this company. I’m a happy customer so far.

Nightmare App
Using this app is a horrible experience. Freezes after every 3-4 clicks, freezes after typing 5 words to open a case. Have to constantly kill the app and relaunch it to progress. Sometimes can’t even open a case and progress bar just spins for eternity. Uninstalled reinstalled and doesn’t help. Issues persist over many different iOS versions and updates. Calling for help is almost as bad. Most of the employees supporting the maintenance requests work from home and are distracted and make mistakes and tag wrong categories in the maintenance portal which leads to multiple visits, contractor confusion, and ultimately missed hours of work having to suffer for this company’s mistakes. Every contractor I’ve spoken to especially USA Premier which is their main go to for repairs in California despise the app. They can’t see notes and have to call someone else to ask questions so when they show up it’s like you have to explain everything all over again and they never bring the right tools for the jobs. IH is so big and profit focused that they don’t care about that sort of thing, they just use lawyers and legal jargon to protect themselves. Anyway. Zero stars if possible. Maybe some day it will get better. You’d think that the mandatory $10 a month A/C filter fee we pay (but only receive one every 3 months) as well as the $30 a month Smart Home fee just to be able to control thermostat from an app would help pay for better developer skills.

Great App
As an invitation home resident, I have used the app on a few occasions. It is easy to navigate, and super easy to understand. I would say it’s one of the best apps created. My only suggestion is that it should be in other languages. Hopefully this will be a near future upgrade.
Review of my rental property
Invitation homes has a lot of homes in their inventory that are nice but the repairs that have been made to the home that I am renting prior to moving we’re done incorrectly. This home has had many problems with water, leaks, countertops, showers, drain lines dishwasher garbage disposals currently in the master room is not being used because it is leaking between the base and the panels getting through the sheet rock behind the wall and into the floor leaking through the subfloor down to the first floor, showing discoloration in the sheet rock in the kitchen and multiple areas. This was a repair that was done prior to me moving in that was done. Incorrectly invitation does not like to repair their homes properly and split work orders up so that the work is divided between multiple third-party vendors and never in order or sequence according to the repair invitations homes will stick you with fines and fees, but will not do the most to maintain their homes invitations, homes will spend large amounts of time to complete repairs. While leaving my home in, disarray and unable to use multiple rooms In my home while charging me for rent, I have several work orders open with not one of them completed. I have not been able to use my main bathroom for over a month and now the kitchen is going to be us due to the water leak and damage that is being caused by the kitchen sink faucet dishwasher.

Very user friendly
I love having this app, it’s extremely easy to submit any type of maintenance request, it allows you to take pictures and edit the photos so the issue is more likely to get resolved and it makes my life a lot easier. They let you pick the time and date when a technician will come out so everything is on your time.

Terrible experience all around
Too many extra fees and expenses from other home rental companies. Protect yourselves! We Do NOT recommend this company, their properties, OR required Apps. If there were ANY other comparable homes in this town, we would move ASAP. New floors coming apart, access for rodents not addressed until 3 months after move in, brand new pool leaked 3 foot of water out (we have to pay the water bill they illegally bill us through “Con”service), and the pool cleaning company keeps charging us for “cleaning” the pool. We’ve been calling over 5 weeks to get this resolved with no success.

I had a broken microwave
Nicholas Follmer arrived on time, was very professional, and took care of what was wrong and then some. We had a broken microwave that needed to be replaced. Not only did he fix that but I pointed out the dish washer was lose and he quickly fastened it in place. Couldn’t have had a better experience.

Stephen Morgan came by about a week ago, and conducted the walk-through for preventative maintenance, and also fix a few things I was extremely satisfied by his service

This easy to use app makes it convenient to upload pics and request any repairs easily. It also schedules and keeps you up to date on your maintenance request.
