They dont pass on the correct service fees associated with utility providers

The best solution for investors and renters

This solution for property management, property owners and renters is so simple, it gives you complete visibility of funds at all times, it gives you complete control of the payments for both parties. I have a property management company and have my own investment property with Ailo, my daughter rents it with a friend, so I see that side of the experience, I see the owner side of it for the property and I see the property manager side of the app. They are always continuing to improve, the solution provides a complete balance for all 3 user experiences that seems to achieve a harmony not found in other solutions.

Too many fee

Unbelievable the amount of money you need to spend only to be able to pay your rent and bills through this app, ridiculous!

This sucks

Cheeky a holes take $10 fee for credit card and that’s the only option to do it automatically. So my small amount of energy for life (due to disability) has to be spent on paying rent every time manually.

Initial log in MFA time ??

To access the application, the initial MFA timeout is currently only 20 seconds, and the MFA code is supposed to be delivered via email. I’m not sure the developers appreciate the difference between email delivery and instant messaging. Twenty seconds is simply not sufficient for an email to be received and opened. The timeout should be increased to a minimum of 45 seconds.

Stupid

This is the one of the silliest app I have come across. Agent managing my properties have moved to this stupid app. it requires a login almost every time you want to view what’s going on. It sends a verification code to the email address giving you 15 seconds only to enter the verification code. How stupid is that? And if you achieved enter the verification code then send another verification to your mobile. absolutely crazy.

Previously, I was able to pay my rent through BPAY at no additional cost and only needed to pay the exact rent amount. Now, I am required to use Alio and pay an extra $7.60 fee every week. This additional charge seems unreasonable and unfair, especially when there was previously a fee-free payment option available. I don't understand why tenants are being forced to incur extra costs simply to pay their rent.

Worst app ever

This is the most confusing app I’ve worked with. The payments don’t update quickly so and there are SURCHARGES FOR PAYING RENT. Disgraceful.

Waste money

First time used the Ailo app because my property agent changed new payment method, poor app and poor quality. The app doesn’t help any tenants to pay smoothly, if add any payment method they will charge fees a lot. Only way they mention that without fees pay is have to use manual payment every time.

Transaction fees on rent payments?

Traditionally we pay our rent by scheduling payments and now forcing this apps is another headache as it is charging fees for scheduling payment. Not good.

Terrible landlord experience

Terrible! What happened to good old transfers? Simple app can’t even get the “paid until” date correct, only reflects fund balance at the end of the month it seems so can’t even see if rental payments are made or up to date mid-month. This app adds absolutely NO VALUE and instead is a huge hassle. My other properties and agent DO NOT have this problem.

Don’t like this system at all

If I could rate this app as a NEGATIVE -10 I would

This app has made me for the first time In the over 10 years I’ve rented a property miss payments for no good reason - each default ends up costing me extra fees when all along the money has been in the bank account- even when I stopped auto pay and made physical payments through the app not only did I get charge fees but they also defaulted before my eyes with my account open and money in there for rent specifically. I will never recommend this app to anyone! I’d like to see how the app creators deal with my feedback……

No, do not use!

I would definitely not recommend this company or its services/apps etc! Their website and staff seem determined not to be able to be contactable or helpful. They don’t allow payments on the required day, or even before, but they accept payments dates over weekends and bank holidays which cannot be made and so they then fine you accordingly! They don’t update facts or dates correctly. Nor is the renter allowed to use or pay via other methods. So the agency is signed into a 3rd party agency and then the owner has to follow and so does the renter. All just to make more money at less effort for them!

It’s 2026 and this app still can’t automatically pay recurring bills.

The entire purpose of a rent and bill management app is convenience, yet you’re forced to log in repeatedly and manually make payments like it’s 2006.

A basic feature that should have existed years ago is missing. Poor design, poor user experience, and a constant source of frustration.

Complete trash. Would not recommend.

Absolutely not professional or user friendly

Pretty bad

A classic case of a potentially good idea that was executed badly. The entire app experience is clearly designed and set up to benefit everyone in the renting ecosystem except renters themselves. The app has bad UX, it feels clunky, buggy, it’s not pleasant to use and it’s confusing. Linked bank accounts instead in a third party app instead of your old BPAY payment method? Yuck. Debit and credit card payment options with fees? Hard pass. Chatting to your already hopeless property manager within an app? Impersonal and lazy. The reviews tearing this app up online, on the news and in forums are all correct. Believe them. Nobody wanted the experience as a renter to get any worse but sadly this app makes it worse. I would rather pay my rent by writing a physical cheque than use this app.
