Very frustrating experience

I was completing my Entry Condition Report on the final day of the seven-day period. I had spent time entering all the comments and taking photos directly through the Ailo app. However, as soon as it reached midnight, the app stopped allowing me to sign and submit the report.

There was no warning or countdown showing how much time was left, nor any indication that I would lose the ability to sign or save the report. There was also no option to save or recover the work I had already completed.

The biggest issue is that the photos were taken directly in the app, so I didn’t have separate copies of them. Losing access to the completed report after putting all that work into it is extremely frustrating, especially when the report is important for documenting the property’s condition.

A better system would provide a clear deadline warning, automatically save the completed report, and allow users to recover or submit a report that was already in progress.

Rubbish app designed to make agents jobs lazier

Honestly this app does not benefit tenants at all. It is actually annoying to use and there is literally no reason why this app is better than direct transfer.
There is a way to pay fee free however you have to process the payment as a “manual payment” every time, which is fine, except the the fact that after it’s most recent update, the app now freezes and crashes every time you type in manual details.

Forcing tenants to use third party payment apps is not really okay, and I hope it comes back to bite them eventually.

Apparently, Ailo is owned by a former Ray White director FYI.

UPDATE - the response mentions use of the app is entirely optional - let Ray White real estates know that - they were insisting Ailo was the only way to pay rent.

Bank processing

The app clearly states that it takes 2–3 days for funds to transfer into the wallet. Unfortunately, this doesn’t appear to be correct. In my experience, it takes at least 5–6 working days, and even longer when a weekend is involved, from the time the funds show as “bank processing” until they are actually available in the wallet.

I don’t understand why this process takes so long, particularly when transferring funds from the wallet back into our own bank account appears to be virtually immediate.

Can you please clarify why the transfer into the wallet takes so much longer and whether there is anything that can be done to improve this process?

Absolute garbage app.

Doesn’t track tenancy break

It doesn’t communicate to the prop manager if the tenancy is broken early.

Slow, Confusing, and Costly

Very disappointing experience. The app is slow, confusing, and not user-friendly. It wasn't clear whether my payment had gone through, so I accidentally created a duplicate payment. There was no option to cancel it, and I was unexpectedly charged a $20 fee.

Too many reminders

This app is annoying and all the reminders make you feel harassed. Our agent doesn’t even check the messages.

Very poor App

Very limited features with awful display. I can barely see the top headings while navigating through the App. The worst part is the App shuts off after 90 days of non activity. We place the properties with our agent. There is no need to log on constantly to find out what’s going on. We have monthly statements providing required info. Initially I like the idea of being able to communicate with our agents directly via the App. In fact it’s much easier doing it with WhatsApp or messages. This App doesn’t even move up while I type! I have to constantly move it to view what I have typed in. Awful!

Everything is smooth, responsive, and easy in Ailo. Best rental management application I have ever used. I want to give a huge thank you to the team behind Ailo for placing a clear focus on good user experience design engineering.

Annoying

Just take the money out straight away FFS. I understand internet banking and computers are a new invention and all and the amount of physical human labour required to move something invisible to across the universe to something else invisible, but you know, it’s 2026.

Not paid on time

I asked my agent to pay in Jun for a bill supposed to be paid in July due to cash flow issue ; Raywhite said the app cannot do that ? Not so sure if Ray white uses this as an excuse to cover their mistake

Don’t recommend this app.

They dont pass on the correct service fees associated with utility providers

The best solution for investors and renters

This solution for property management, property owners and renters is so simple, it gives you complete visibility of funds at all times, it gives you complete control of the payments for both parties. I have a property management company and have my own investment property with Ailo, my daughter rents it with a friend, so I see that side of the experience, I see the owner side of it for the property and I see the property manager side of the app. They are always continuing to improve, the solution provides a complete balance for all 3 user experiences that seems to achieve a harmony not found in other solutions.

Too many fee

Unbelievable the amount of money you need to spend only to be able to pay your rent and bills through this app, ridiculous!

This sucks

Cheeky a holes take $10 fee for credit card and that’s the only option to do it automatically. So my small amount of energy for life (due to disability) has to be spent on paying rent every time manually.

Initial log in MFA time ??

To access the application, the initial MFA timeout is currently only 20 seconds, and the MFA code is supposed to be delivered via email. I’m not sure the developers appreciate the difference between email delivery and instant messaging. Twenty seconds is simply not sufficient for an email to be received and opened. The timeout should be increased to a minimum of 45 seconds.

Stupid

This is the one of the silliest app I have come across. Agent managing my properties have moved to this stupid app. it requires a login almost every time you want to view what’s going on. It sends a verification code to the email address giving you 15 seconds only to enter the verification code. How stupid is that? And if you achieved enter the verification code then send another verification to your mobile. absolutely crazy.
