The Pendleton at Cranberry Woods
The staff here is truly amazing and always so friendly and helpful. My husband’s job has taken us to many apartment communities across the U.S., and we can honestly say this one is by far the best we’ve experienced.
The community is welcoming, well-run, and always has something going on. If you’re moving to the area, make sure you check out The Pendleton at Cranberry Woods—you won’t be disappointed!

Morgan at Dallas Urby Controls Cobu Like North Korea!!
Good idea, sloppy experience
The idea is great. A centralized community app for residents makes total sense. But the execution feels buggy and unfinished. Screens lag. Transitions are jumpy. Buttons sometimes need to be tapped twice. It never feels fully stable.
The UX is where it really falls apart. There are small but constant inconsistencies that make it frustrating to use. For example, if I attach a photo in chat, the photo tray stays open after I send it. That’s not how modern messaging apps behave. When you tap into a photo in a thread, there’s both a back arrow and an X stacked in the same area. The bottom navigation overlaps with other controls in certain views. These aren’t catastrophic issues, but they signal a lack of polish.
The structure is also confusing. Chat, Groups, and Marketplace feel like the same thing but exist as different tabs. In my building, posts are scattered across all three because it’s unclear where something “belongs.” It makes finding anything harder than it should be. Even more confusing, you can access Marketplace from inside Groups, but the bottom navigation doesn’t update to show you’re in Marketplace. You’re technically somewhere else, but the UI doesn’t reflect that.
Small things like this add up.
The app doesn’t feel thoughtful. It doesn’t feel native. For something that buildings rely on as their primary communication tool, the quality bar should be higher.
Subtly deleting your post, manipulative practice enabled by Cobu development team.
“Anyone else in the building notice a loud but persistent humming/vibrational noise in their apartment since a couple of days ago? I noticed it came back after a quiet couple of months and it’s noticeably disturbing.
The building wasn’t great at handling this situation in the past, so I’m hoping to find other neighbours facing this issue so we could collectively work on getting this addressed. Please reply in thread or shoot me a message, thank you.”
Soon after my post started getting liked/commented by others facing this issue, a moderator (“Morgan at Cobu”, who by design can’t be reached out to via message) reply saying “Please be sure to file a maintenance request for any building related issues in the appropriate app. The onsite team is not actively monitoring Cobu and won't be able to address any issues unless informed. Thanks so much!”. After this comment, my post became invisible to others in my building.
Frustrating at best, and egregious manipulation at worst. Let neighbours talk to each other, isn’t that the purpose of your app? Stop enabling the silencing of people’s voices in favour of building’s agenda. Distasteful and dishonourable practice. Do better, Cobu, you’re selling out at the expense of doing the right thing.
Response from developer
We’re really sorry this left you feeling unheard. Creating space for neighbors to connect and support one another is the heart of why Cobu exists. Your post was hidden because it focused on an ongoing building operations issue, which our current moderation guidelines route to formal maintenance channels so it can be properly addressed. That said, we understand how discouraging it can feel when a conversation with neighbors is cut short. We’re actively reflecting on how to better support community dialogue while still guiding operational issues to the right place. Thank you for speaking up - feedback like this helps us build stronger communities.
Terrible
Censorship!!
Response from developer
Thank you for your feedback. We’re sorry this was your experience. Cobu is built to help residents feel connected and more at home in their community. Because Cobu is provided by building management as a shared community resource, we take our Code of Conduct seriously to ensure the space remains constructive, respectful, and welcoming for everyone. Moderation is focused on supporting positive engagement, and banning is a very rare last-resort step, used only in cases like misrepresented identities or repeated or serious violations of community guidelines.
Censorship not community
They replied with a very tone deaf response taking no accountability. I wish I could give them 0 stars. Power genuine community? So censorship is genuine community? Really really sad guys. Glorified notification app with no real benefits
Response from developer
Thanks for leaving a review. Cobu is designed to help communities communicate in a way that feels safe, respectful, and constructive for all residents. Moderation by our technology and community team is only used to uphold these shared standards, and our aim is always to support healthy, productive conversations. Cobu isn’t the source of official building operations or repair updates, but it offers a shared space for neighbors to stay connected and informed. Our team is always available at customersuccess@livecobu.com for questions or feedback.
Morgan from Cobu
Response from developer
Thanks for sharing your feedback. Cobu is built to help neighbors connect, communicate, and support one another. Open discussion is absolutely welcome, including difficult topics. Cobu is often used during severe weather events, building-wide disruptions, and other stressful situations, when residents come together to share resources and real-time updates. At times, light moderation may take place to help keep conversations constructive, respectful, and focused on being helpful rather than escalating into unproductive exchanges. Our goal is always to foster a supportive community space where everyone feels comfortable participating. Cobu isn’t the source of official building operations or repair updates, but it offers a shared place for residents to stay connected and informed. For questions or feedback, feel free to reach us anytime at customersuccess@livecobu.com.
