Important Update
An “important update” screen popped up on the app to download another one of HappyCos app and it will not go away. There’s no “X” to close it out and now I can’t even use the app at all. It will not get off the screen. Tried the close and reopen the app method as well as the uninstall and reinstall app method but that screen to download another one of their apps keeps popping up and doesn’t go away.

Why should I have to install an another app for something that I do not intend to use just to use my original app that I have previously downloaded and pay for.
Not user Friendly
I do about 50 inspections a week. Since they “improved the app” it has totally disrupted my workflow and now inspections are taking me twice as long. You can create your own template but be prepared to spend hours on tedious ratings that aren’t easy to find or customize. There is no organization to search items to input, no easy way to make a room then duplicate it, you have to do every room from scratch. They recently basically shut down this app and created a whole new platform which removed copying previous inspections, removed the half way decent editing tools and can only pull up inspections within the last 30 days on the app. Snails pace at any kind of bug fixes or improvements. I HATE this app but even worse I hate the new one they switched to.

Great Stuff
Makes my inspections easy peasy. Photos don’t get saved to my personal device they just go right where they need to be and no where else. Sections I don’t need can quickly be removed and custom sections that I do need can be easily added. Intuitive user experience/work flow.

Best Software to date!
We use this software on every due diligence inspection. It has been great because we can customize what we want to inspect, how the reports look, and what information we want to capture. Great App highly reccomend!

This is the worst app that u have to use on your smart phone to begin an inspection then u can sign into the site on your desk top.
You can add multiple photos from your library. Plus I don’t do photos line item by line item. I take a ton of photos all at one time or else if I do it line by line an inspection will take over an hour.

Hit a button that says new inspection you can not make changes to the make up of the property on the web site only on your smart phone. I just can’t anymore, I keep telling Buildium , well Real Page to dump happy co as there are many other programs that are better. But it’s real page which is being sued by the doj. It might be time to go to appfolio. Don’t pay for this find a much better program.

Had a lot of issues until…
I love this app, it’s very simple to use. I love how you can have the tenant sign it and in there, It’s a wonderful feature, when it works! My problem came because I downloaded the app before my new employer had sent me my sign in information. Because of that every time I tried to do an inspection it wouldn’t allow me to access the report to have the tenant sign. I would have to send in a help ticket and they would fix it eventually. I have to say help technicians have been very helpful and getting it running for me. I recently deleted the app and re-downloaded it and it has been working perfectly! If you have trouble with the app, delete it and re-download it and it will be flawless thank you guys so much for being helpful!

Super easy
Makes inspections super easy to do and is very simple to use. Navigating editing inspection templates was a learning curve but didn’t take long to figure it out.
Completely useless
Seems like a great app but unfortunately it is completely unusable due to constant glitches. I need to restart the app for each function. Hopefully devs actually pay attention and fix this as their product is currently unusable especially for work.

On startup there is no way to sign up….only sign in. What kind of idiot programming can not know how stupid this really is!?

Only Works On Apple
My company uses this app so I literally have to use it multiple times daily. 1st I’ll give you the pros. It is simple to navigate……. So the issues I have with it is that I had to purchase an iPad to get it to work. Otherwise certain units will not populate or email. Sometimes it takes up to 3 or 4 minutes to be able to see something on screen. (I’ve tried on multiple different Androids with the same result) The app also is a tad bit clunky and could use an overhaul to streamline it. Like how to add or remove sections etc. Also the way the photo load works. Sometimes photos won’t go in. Bottom line is…it’s a solid app as long as you double check every piece of data you input.
