this is a pretty decent option for a small time landlord but all of the SCAM messages, with links, documents, and etc. the developers need to fix this.

I’ve been using Zillow rental manager to manage the background on my tenants. I use to use it to collect payments but they would always take like 2 weeks to get the payment to me ( they supposedly fixed that already) but I would just use it for background checks. I had a tenant who went to Mexico for the weekend and couldn’t do the background checks because Zillow blocks the Mexico IP address. Seriously!?? And it doesn’t even tell them that on the mobile app they found that out because they tried it on the computer. This app sucks!!

Poor Customer Service When it Matters Most
Their app has worked well for us in the past but this time when we had identified tenants and started trying to review the applications it started having issues. You couldn’t view all of the applicants applications, then our properties disappeared from our view all together, and then we were logged out and unable to log back in (error message given), and our listing is publicly showing as off market. When you call their customer service, it doesn’t accept the prompts given and hangs up on you. Then when you track down a 206 number it just sends you back to the website to open a ticket for them to say they “usually” respond within 1-2 business days with no way to speak to anyone or escalate… meanwhile we lose the tenants and have to start over costing untold dollars and headaches for us and the tenants, but Zillow doesn’t care. Don’t count on this platform, get contact information and have a backup plan!!

This app is so easy to use. It’s my first time being a landlord and Zillow really made it so easy for me to create a listing. I enjoy the partnership with experian to handle the background & credit check. I will definitely be using their monthly payment service as well

This app (and the site) has the most basic functionality is not flexible at all. Seems like it was an afterthought from Zillow. Why did cancelling my month-to-month payment cancel all payments? If you’re going to hold my tenants money in your bank for a week, stealing the interest I could gain, you had better give me a better service. Also why can the only e-signatures allowed be the lease? I have other documents I need them to sign outside the lease. Finally, the lease edits get completely removed every time I have to modify a document and I have to start over again. So frustrating.

I love your app and how much exposure you gave us but there an issue with navigating the app and how slow, difficult or sometimes impossible to do editing and see it on the linked sites like Hot pat and Rental… wish you all the best
Can’t report Phishing
All of the requests I have had so far are phishing and there is no way in messages to report. I posted it today and got 6 messages or so. The help center has no results for phishing, or scam, or fraud. A Google search results in a Zillow link that results in an error message. As an example there was an immediate message and link from “Z I L L O W” and “ZILL OW” sending me to a tiny.url telling me my posting was flagged and disabled. Would be great to not get these messages or to be able to flag them. Making it impossible to do so is an obvious sign they don’t care about their users.

Love their Rental Manager
I have a small family operation and I have been using this service for several years now. It is free to use for both Tenant and landlord, and we can make state specific leases as well as collect payments. The tenant can also opt to get credit reporting. I love the reminders. It sends everyone when the tenant is late on rent. Their fee of $35 for the tenants to submit an application is also very reasonable and people like that.
