  • Great app, slow customer service

    App is a one-stop-shop for PMs and owners (from a PM and owner) with great functionality - improvements are with customer service, which appears understaffed given the slow response times to questions (4 stars instead of 5)
  • Opinion

    Over the years I’ve seen growth in the app, text message notifications really help when you are trying to coordinate between tenants and owners.
    Only issue I have is the app keeps logging me out once I’ve signed in for 30 days. If there’s something I’m doing wrong please let me know thanks.
  • Update caused failure

    Your new update has caused certain failures when you try to click on her name link or a Property link it does not allow it to go anywhere.
  • My company is “too small”

    Apparently my $40 million dollar real estate portfolio was considered “too small” for them to accept me as a client. Not sure if this was a mistake. I had a video conference with 2 representatives to tour the website, I was very interested in moving my property management company into appfolio. Very disappointed that they did not accept me.

  • Terrible Customer Service

    I’m not one to write negative reviews but the customer service at app folio is absolutely terrible. I’ve been trying to talk to someone or get in touch with our assigned account rep for hours with no success. Nobody answers their phones and the support line personnel have no idea what’s going on. You guys really need to improve in this area.

  • Steals money then blames you

    AppFolio told us to call our bank to stop payment on multiple charges caused by their backend system. This company is a fraud and not equipped to handle money.
  • Search function doesn’t work on iOS

  • Best suited to small / mom-n-pop type owners

    Basic disregard for maintenance and turnover indicates this program was written specifically for small portfolios with little or no maintenance or turnover.

    Fair work order system (3 out of 5 stars) but it doesn’t allow for any meaningful customization.

    The turn board requires individual work orders for every task, so if you want to paint, clean, maintenance, change locks, and inspect a unit, you need five work orders. Of course most turns require some sort of floor work (carpet cleaning, buffing/waxing, etc.). So for an average turn, I need to enter 5-6 work orders, which then need to be marked complete and closed. I will probably turn 300 apts this year, so I’d need to enter 1,500 - 1,800 individual work orders just to utilize their turn board. Hard pass.

    Like I said, this program is for small portfolios with little or no maintenance or turnover.

  • Doesn’t recognize login

    I am able to logon to their webpage no problem but the app keeps returning invalid user or password.
    Deleted app, was give new activation, reactivated through website, reinstalled app and... same issue.
    And reading through the reviews I am not the only one with this issue.
  • It does what I need it to

    The app isn’t perfect but it usually does what I need it to. I wasn’t receiving the notifications on my iPad. I figured out that deleting the app and reinstalling it worked. Maybe that’s what we all need to do when the app has a big update like that.
