Portal Access Difficulty
Forget it trying to place a request for something that is broken within the 10 days of move in. You have to pay you utility bill ahead of time which for us was the water bill before moving in to be able to even access the portal. To place a maintenance request.

why will the app not allow me in suddenly go in and to pay my rent when it is due by today last day or relate fees? !!
Won’t let me sign on
This has happened twice where I go to pay my rent on the last day before it’s late and the app won’t let me sign on saying the app doesn’t recognize my password. Mind you I have my stuff saved so I shouldn’t even have to sign in. It keeps signing me out randomly then says it doesn’t recognize my password even though it’s the same one I always use.

Seriously? This app doesn't auto-apply a rent credit before running autopay? My landlord owes me money and to get it I'm going to have to wait until next month, shut off autopay, pay manually, and turn autopay back on? Not that anyone using this app actually has a choice, but the devs dropped the ball so hard on basic functionality here.

Login Issue
When I try to login I get a white screen that says “Something went wrong.” This has been happening for a few months now. I’ve deleted and reinstalled the app but it’s still not working. Someone please fix it.
Maintenance Text messaging don’t work
I’ve used this app and company across 4 different property maintenance companies. I have NEVER received any text messages or emails from any maintenance staff. I have reported the issue to 3 of the companies & seen no fixes. 2 of those companies I talked to maintenance directly and they reported that they have been sending messages to be before they come by. I assume they’re sending messages through AppFolio software & app folio has just not fixed this issue in over 5 years.
This issue is definitely putting the property management companies that use this software out of compliance with the law.
My most recent company reported the issue to the software company & the issue was identified as dropping the +1 from the phone number.
If this issue didn’t exist , I would give 5 stars.

Not Working
With this new update from a week ago, I can not login in anymore. I’ve tried resetting my password and also deleting and reinstalling the app, but nothing works.

You download tgis app sorry they make you downlaodbtgis app so you can pay your rent thew here with no other options by the way and expect the renters pay a $9.99 dollar fee to procces your rent oayment every month on top of the high cost of rent tgis should be ilegal. 0 Stars
AI Concierge is stupid
I have only had to deal with this app for a week, but every single time I use it, it thinks it knows more than I do about the problem. Today I have a toilet where the tank will not refill after flushing, and it will only put in a maintenance request for toilet running consistently. The toilet is not running at all. Every single time I use this app I have problems such as this. It is horrible. A complete waste of my time, and confusing to apartment management, and maintenance.
